What is a comparative market analysis?
A comparative market analysis (CMA) is an agent’s assessment of your home’s value. Nurse Kevin will perform a CMA to help you determine the right listing price for the home you’re selling or a fair offering price for a home you’re interested in buying.
No two properties are identical. Nurse Kevin makes estimated value adjustments for differences between recently sold properties and the property you are about to list for sale or make an offer to purchase. A CMA is a “less official” version of a formal appraisal by a professional appraiser.
Nurse Kevin considers the CMA a very important part of the home-selling and home-buying process. At the face-to-face CMA appointment, I’ll strive to provide a realistic value — not an inflated, pie-in-the-sky number just to gain your business. I’ll likely not be the Realtor® that provides the highest probable value, nor the Realtor® that provides the lowest.

The comparative market analysis (CMA) is prepared by Nurse Kevin, a licensed real estate agent and Realtor®. The CMA provided by Nurse Kevin details the probable selling price of a home or other real estate. The CMA provides a varying level of detail about the property’s condition, market, location, and information on comparable properties.
INTENDED PURPOSE: The intended purpose of the CMA is to provide the customer/client with the probable selling price of the subject property as of the prepared date of the CMA.
